Rental Insulation for Landlords

Insulation rules for rental homes

Ceiling and underfloor insulation has been compulsory in all rental homes since 1 July 2019.

Since 1 July 2021, private landlords have also had to meet all of the healthy homes standards within 90 days of any new tenancy. The insulation part of those standards covers ceilings and underfloors. It asks for insulation that meets the 2008 Building Code standard, or existing ceiling insulation at least 120mm thick.

Good insulation keeps a rental warmer and drier for the people living in it. It cuts the energy needed to heat the place, and it reduces the condensation and moisture that damage a property over time.

I’m a landlord, what can I do to sort my rental insulation?

Safe-R Insulation can help landlords get the ceiling and underfloor insulation in a rental up to the required standard.

Safe-R Insulation can assess the insulation you have now and set out the most cost effective options. Ceilings and underfloors are the parts the standards cover, and walls are an optional upgrade on top. We have three products that retrofit most existing homes. These include:

  • CosyWall Insulation. A cost effective wall insulation, blown into existing wall cavities to add thermal and acoustic performance.
  • Loft Ceiling Insulation. A loose fill glasswool product, blown into your roof cavity for complete coverage. It suits most New Zealand rental homes and most roof types.
  • Warmafloor Insulation. A blown insulation made for New Zealand floors and midfloors, installed under the floor and held in place with a membrane.

The property I’m renting needs insulation

If you are a tenant, send your landlord to this page and ask them to give us a ring. We can work with your landlord directly and get the insulation sorted. If you want the detail on what the standards ask for, read our guide to rental property insulation requirements.
